Do You Really Need 20% Down to Buy a House in Texas?

Generations of buyers have been told they are locked out without 20% down. Texas buyers especially should know the truth.

There is a myth that has been passed down through generations of American homebuyers, and it has quietly kept thousands of qualified people out of the market. The myth says you need 20% down to buy a house. For most Texas buyers, that is simply not true. There are real paths to homeownership with far less down, and some with none at all. Let us walk through the actual menu, because knowledge like this is how buyers stop waiting and start owning.

The Short Answer: No

Twenty percent down is one path, not the requirement. It has become the default advice for a good reason: a 20% down payment avoids private mortgage insurance, lowers your monthly payment, and makes your offer look stronger. But none of that makes it a rule. Many qualified buyers put down far less, and lenders across Texas routinely finance purchases with smaller down payments. The question is not whether you can buy without 20% down. It is which program fits your situation best.

The Down Payment Menu in Texas

Conventional loans. Depending on the program and the lender, qualifying buyers can put down as little as 3% to 5% on a conventional mortgage. Smaller down payments usually add PMI, but as we have covered, PMI is not forever.

FHA loans. A popular choice for many first-time buyers, FHA loans allow down payments from 3.5%, with more flexible credit requirements. You will pay mortgage insurance, but the door opens much sooner than 20%.

VA loans. If you are an eligible veteran, active-duty service member, Guard or Reserve member, or a qualifying surviving spouse, a VA loan can buy with 0% down and no PMI. Veterans who want to build custom can also explore the VA one-time close construction loan, which wraps land and construction into a single mortgage. The VA loan is the most powerful home financing tool most veterans never fully use, and I love helping qualified families put that power to work.

USDA loans. In eligible rural and suburban areas of Texas, USDA loans can finance a home with 0% down. If the address qualifies, this can be the most affordable road to homeownership in parts of Central Texas.

Texas down payment assistance. Texas has programs designed to help first-time buyers, and some repeat buyers, cover the gap between what they have saved and what they need. The details vary by program, eligibility, and changing funding availability, so we always check the current rules for each buyer. What 20% Down Actually Buys You

Let me be clear: 20% down is still a great position. It avoids PMI, which saves real money every month. It produces a smaller loan and a lower payment. And it signals strength in a competitive market, where sellers often favor the offer with more money down. If you can put 20% down comfortably, without draining your emergency savings, that is a strong place to start. Just know that it is an advantage, not a gatekeeper.

The Trade-Off Most Buyers Miss

Here is the catch that rarely makes it into the conversation. Delaying your purchase for years to save a 20% down payment can end up costing you more than the PMI you were trying to avoid. Every month you wait, rent keeps leaving your account with nothing to show for it, and home prices can keep moving while you save. A smaller down payment with PMI, on a home you buy sooner, can be the smarter financial path even though it feels less traditional. The goal is owning a home you can afford, not saving the perfect down payment at the expense of the perfect timing.

Your Best Next Step

Every buyer's picture is different: credit profile, VA eligibility, cash reserves, and long-term goals all change which door opens first. The winning move is a conversation with a lender who knows Texas programs, because they can look at your full situation and tell you which path is real for you. My team works with trusted local lenders every day, and we would love to connect you with one who will give you straight answers about your down payment, not the myth.
