Texas offers several programs to help first-time buyers and qualified homebuyers with down payment and closing cost assistance. Here are the major programs available.
Eligibility: First-time buyers (or not owned a home in 3 years), income limits apply, must complete homebuyer education course.
Assistance: Up to 5% of loan amount for down payment and closing costs as a forgivable grant. Also offers a 30-year fixed-rate mortgage with below-market rates.
How to apply: Work with a TSAHC-approved lender. Your real estate agent can connect you with one.
Visit tsahc.orgEligibility: First-time homebuyers or veterans, income and purchase price limits vary by county, must contribute at least $1,000 of your own funds.
Assistance: Up to 5% of loan amount for down payment and closing costs through the My First Texas Home program. Also offers mortgage credit certificates (MCC) for a federal tax credit.
How to apply: Find a TDHCA-approved lender through their website.
Visit tdhca.state.tx.usEligibility: Available in certain Texas counties, income limits apply. Must work with a SETH-participating lender.
Assistance: Up to 5% of the loan amount for down payment and closing costs as a grant. Also offers competitive interest rates.
How to apply: Contact a SETH-approved lender in your area.
Visit sethhomeloans.comEligibility: Credit score as low as 580 (3.5% down) or 500-579 (10% down). Debt-to-income ratio below 43% typically. Property must meet FHA standards.
Benefits: As low as 3.5% down payment. Down payment can be from a gift or grant. Seller can contribute up to 6% toward closing costs.
How to apply: Any FHA-approved lender can originate these loans. Lisa can refer you to trusted local lenders.
Learn more at HUD.govEligibility: Active-duty military, veterans, and eligible surviving spouses with a valid Certificate of Eligibility (COE).
Assistance: 0% down payment required. No PMI. Competitive interest rates. Limited closing costs. No minimum credit score set by the VA (lenders may have their own requirements).

How to apply: Find a USDA-approved lender. Many areas in Central Texas (including parts of Bell County and Williamson County) qualify.

Austin Habitat for HumanityAustin: City of Austin Down Payment Assistance Program offers up to $40,000 in deferred forgivable loans for eligible first-time buyers. Income limits apply.
Round Rock: Various local programs and grants through community housing development organizations.
Georgetown: Check with the Georgetown Housing Authority for first-time buyer resources and down payment assistance.
