Both offer excellent quality of life, but they cater to different preferences and priorities. Sun City Georgetown: Resort-Style Active Adult Living

Sun City is a gated, age-restricted community for residents 55 and better. It offers a lifestyle that is hard to beat: three championship golf courses, multiple fitness centers, resort-style pools, tennis and pickleball courts, over 150 social clubs, and a robust calendar of events. The homes are designed for low-maintenance living, with lawn care included in the HOA. If you want an active, social, amenity-rich lifestyle where you never have to leave the neighborhood to find something to do, Sun City is the clear choice.

Georgetown: Historic Charm with Diverse Housing Options

Living in Georgetown proper offers a different kind of experience. The historic downtown square is a vibrant social hub with shops, restaurants, galleries, and community events. You can buy a historic Victorian near the square, a modern home in a family neighborhood like Santa Rita Ranch, or a home on acreage in the Hill Country. Georgetown is not age-restricted, which means you will live among families and people of all ages. If you value walkability, historic character, and the energy of a diverse community, Georgetown offers a richer experience than any single development can provide.

Cost Comparison

Sun City homes generally range from the $250,000s to $700,000s, with HOA fees of $180 to $250 per month covering lawn maintenance, amenities, and common areas. Golf memberships are additional. Georgetown homes range more broadly. A condo or small home near downtown might start in the $300,000s. A new family home in Santa Rita Ranch could be $400,000 to $600,000. Acreage properties can exceed $1 million. Property taxes and insurance are comparable between the two options.

Social Life and Community

Sun City's social scene is built in. With 150 clubs and daily activities, you can be as busy or as relaxed as you want. Neighbors become friends quickly because the community is designed for connection. In Georgetown, you need to be more intentional about building your social life. Joining the chamber of commerce, volunteering, attending downtown events, or joining local clubs are all excellent ways to meet people. The community is welcoming, but the social infrastructure is different.

Which One Is Right for You?

Choose Sun City if you want a turnkey active adult lifestyle with built-in social connections, world-class amenities, and maintenance-free living. Choose Georgetown if you want historic charm, intergenerational community, diverse housing options, and the freedom to create your own lifestyle. There is no wrong answer. The right choice depends entirely on your personality and priorities.

Both Sun City and Georgetown are wonderful places to live. I recommend spending a day in each. Walk the Sun City trails, then grab coffee on Georgetown's square. Your heart will tell you which one is home.
