How Much House Does $3,000 a Month Buy in Central Texas?

Your monthly budget is the number that matters. Work backwards from the payment and the price takes care of itself.

When buyers tell me their price range, I always ask one question back: what do you want your monthly payment to be? Because in the end, that is the number that matters. You do not pay a price every month. You pay a payment. So let us work backwards from a $3,000 monthly budget and see how much house that buys in Central Texas today.

Start With the Payment, Not the Price

A $3,000 monthly budget sounds simple, but it is actually a stack of four pieces: principal and interest, property taxes, homeowners insurance, and possibly PMI or an HOA fee. Before you can know how much house you can afford, you have to know how much of that $3,000 goes to everything that is not the loan. All the figures below are rough estimates based on clearly stated assumptions, not quotes or promises.

How the Math Works

Here are the assumptions: a 30-year fixed-rate mortgage at 6.5% (an example rate only), a 20% down payment, a blended Texas property tax rate of about 2.3% of the purchase price per year, and homeowners insurance of about $150 per month. Your own numbers will differ, but the shape of the math will look familiar.

The $3,000 monthly budget, roughly:

  • → Insurance: about $150 per month
  • → Property taxes: about $767 per month on a $400,000 price
  • → What remains for principal and interest: about $2,083 per month

At 6.5% on a 30-year fixed loan, about $2,083 per month in principal and interest supports a loan of roughly $329,000. With a 20% down payment on top of that, the total purchase price lands around $400,000 to $410,000 under these assumptions. Notice that the full $3,000 does not all go to the mortgage. Taxes and insurance take their share first, and the loan comfortably fits what is left.

What Your Budget Buys in Central Texas

A budget in that range matters most in the communities where it stretches farthest. In markets like Belton, Temple, and the surrounding communities, $400,000 still goes a long way toward a newer or larger home than it would in the busier cores of the Austin metro. Builders are active, lots are generous, and buyers who are willing to look beyond the metro centers often find more square footage and more land for the same monthly payment. Every market moves on its own data, so I always look at current listings in the exact towns a buyer cares about.

One Rate Move Changes Everything

Here is where the math gets exciting. Keep the $3,000 budget, the 20% down payment, the same property taxes, and the same insurance, then imagine the rate drops by 1%. At about 5.5%, the same $2,083 per month in principal and interest supports a meaningfully larger loan, and the same $3,000 monthly budget now buys close to $440,000 of home. Same payment, same month, noticeably more house, all because the rate moved a single point. That is the power of the rate, and it is exactly why I tell buyers to keep an eye on the payment, not just the price tag. You can see your own version of this shift in seconds with the mortgage calculators on this site, or build a full home buyer budget around your real numbers.

Your Payment, Your Price

The takeaway is simple: decide what you can pay each month, then let a lender and a market expert translate that into the right price range for the towns on your list. I run this exact exercise with Central Texas buyers every week, and I would love to run it with you.
