Round Rock, Texas has been one of the fastest-growing cities in America for over a decade, and 2026 is shaping up to be another strong year. Home to Dell Technologies headquarters, the Kalahari Resorts water park, and consistently top-rated schools, Round Rock offers a combination of economic strength and quality of life that continues to attract families and professionals from across the country. Here is what the Round Rock real estate market looks like in 2026.

Home Price Trends

Round Rock home prices have appreciated steadily over the past five years. The median home price in 2026 stands in the $420,000 to $470,000 range, depending on the neighborhood. This represents continued growth from previous years, though the pace of appreciation has moderated from the double-digit increases seen during the pandemic. For buyers, this means more negotiating room than in 2021 or 2022. For sellers, homes that are priced right and well presented are still selling quickly.

Inventory Levels

Inventory in Round Rock has improved compared to the historic lows of 2021 to 2023. More new construction communities have opened, and some existing homeowners who delayed selling are now listing their properties. Months of inventory is hovering around 2.5 to 3 months, which still favors sellers but is far more balanced than the sub-1 month inventory levels of the recent past. Buyers have more options, and multiple-offer situations are less frequent unless the home is in a top location or price range.

Popular Neighborhoods

Teravista remains one of the most desirable neighborhoods in Round Rock, offering a golf course community with homes from the $400,000s to over $1 million. Paloma Lake is a popular newer community with resort-style amenities and homes from the $350,000s. Forest Creek offers established homes with mature trees and strong community feel. The Highlands at Mayfield Ranch and Vizcaya continue to attract families with their master-planned amenities and top-rated schools.

Days on Market

The average days on market in Round Rock has increased to 25 to 40 days, up from the 7 to 14 days seen in the peak pandemic market. This is a healthy normalization. Homes that are priced competitively and well marketed still sell within the first two weeks. Overpriced homes now sit, which gives buyers more leverage to negotiate on price and terms.

New Construction

New home construction remains strong in Round Rock. National builders like Lennar, DR Horton, and Taylor Morrison have active communities with a range of floor plans and price points. Builders are offering more incentives than in previous years, including rate buy-downs, closing cost assistance, and upgraded finishes. For buyers who want a brand new home with modern energy efficiency and design, now is an excellent time to explore new construction options.

Market Outlook

The Round Rock market is expected to remain stable through the rest of 2026. Interest rates have stabilized, and buyer demand remains strong due to the area's job market, schools, and quality of life. While we are unlikely to see the rapid price appreciation of the pandemic years, slow and steady growth benefits everyone.
