One of the most common questions I hear from buyers is whether they should buy in Austin proper or head north to Round Rock. And the honest answer is: it depends on what you want. Both cities offer strong schools, growing economies, and excellent quality of life. But they serve different lifestyles, budgets, and priorities.
Home Prices and Value
By nearly every measure, Round Rock offers more home for your money. The median home price in Round Rock is around $425,000 compared to approximately $550,000 in Austin. For that difference, you get a newer home, more square footage, and lower property taxes per square foot. If maximizing space and minimizing cost are your priorities, Round Rock wins.
Schools
Round Rock ISD is consistently rated among the best school districts in Texas. Several elementary, middle, and high schools in the district earn A ratings from state accountability measures. Austin ISD offers strong schools as well, particularly in neighborhoods like Zilker, Travis Heights, and Westlake Hills. If schools are your primary factor, both cities deliver, but Round Rock ISD offers more consistency across the district.
Commute
Austin offers the shortest commute if you work downtown or in Central Austin. Round Rock, located 20 miles north of downtown, typically means a 25 to 40 minute drive via I-35. However, if you work at one of the major employers in the north Austin corridor, including Dell Technologies headquarters, the commute from Round Rock can be under 15 minutes.
Lifestyle and Amenities
Austin is known for its live music scene, restaurants, outdoor activities, and cultural events. Round Rock offers a quieter suburban lifestyle with excellent parks, the Kalahari Resort and Convention Center, and a growing food scene. For families, Round Rock provides more space, newer playgrounds, and a strong sense of community. For young professionals and empty nesters who want urban energy, Austin is hard to beat.

There is no wrong answer. Buy in Austin if you want walkability, cultural amenities, and a shorter commute to downtown. Buy in Round Rock if you want more space, better school consistency, and a stronger return on your housing dollar.
