After $5 billion in sales across thousands of transactions, I have a clear picture of what drives home values in Central Texas. Some factors are obvious. Others might surprise you. Whether you are buying, selling, or investing, understanding these value drivers will help you make smarter real estate decisions.

1. Location Within the Neighborhood

Not all lots in a neighborhood are equal. Homes that back to green space, a park, or a greenbelt command a premium. Homes on busy streets, near railroads, or backing to a commercial area sell for less. Corner lots can be a mixed bag, with more yard space but less privacy. When buying, pay attention to exactly where the home sits within the subdivision. When selling, emphasize the lot's best features.

2. School District Ratings

In Central Texas, school district quality is one of the strongest predictors of home value. Homes in Leander ISD, Round Rock ISD, Georgetown ISD, and Dripping Springs ISD command significantly higher prices than comparable homes in lower-rated districts. Even if you do not have school-aged children, buying in a top-rated district protects your resale value because future buyers will prioritize schools.

3. Natural Light and Orientation

Texas is a sun-loving state. Homes with abundant natural light, large windows, and a southern or western exposure show better and sell faster. Dark, cave-like interiors are a major turnoff for buyers. If you are building or renovating, prioritize windows and natural light. If you are selling, open every blind and curtain for showings and photography.

Energy efficiency including solar panels, spray foam insulation, and energy-efficient windows appeals to environmentally conscious buyers and lowers utility costs. A three-car garage matters more in Central Texas than in many markets because families use the extra space for storage, workshops, and recreational vehicles. Mature trees and established landscaping can add significant value, especially in newer neighborhoods where saplings are the norm. Finally, the overall condition and maintenance history of the home matters enormously. A well-maintained home with updated mechanicals, a newer roof, and fresh paint will always outperform a dated home in the same location, even if the dated home has more square footage.
