We are now seeing approximately 3 to 4 months of inventory in most price ranges, compared to less than one month during the peak. This means buyers have more choices and sellers need to price competitively. For buyers, this is the best market we have seen in years. For sellers, realistic pricing is non-negotiable.
Price Trends
After the rapid price appreciation of 2020 through early 2022, Austin home prices have stabilized and, in some segments, softened slightly. The median home price in Austin has settled around $550,000, down from its peak but still significantly higher than pre-pandemic levels. In the suburbs, prices have held up better, with Round Rock, Cedar Park, and Georgetown maintaining steady values thanks to strong demand from families and relocating buyers.
Interest Rate Impact
Higher interest rates have unquestionably impacted affordability. A buyer who could afford a $600,000 home at 3% can now afford roughly $450,000 at 7%. But here is the other side: rates coming down even a percentage point would bring a wave of buyers back into the market. Many buyers are waiting on the sidelines, and when they jump back in, competition will intensify. The smart move? Buy now while there is less competition and refinance when rates eventually drop.
Predictions for 2027
I expect the Austin market to continue its gradual recovery through 2027. Job growth remains strong, in-migration continues, and housing supply is constrained by development costs and zoning. The most likely scenario is moderate price appreciation of 3% to 5% annually, a return to more normal seasonal patterns, and steady demand in the $400,000 to $700,000 range. For long-term buyers, Austin remains one of the strongest markets in the country.
My Prediction
Austin's long-term fundamentals are intact. Job creation, population growth, and quality of life will continue to drive demand. The current market is an opportunity, not a warning.
