VA Loan vs Conventional Loan: Which Is Right for You?

For military service members, veterans, and eligible surviving spouses, the VA loan is one of the most powerful home financing tools available. But it is not always the right choice for every buyer. Conventional loans have their own advantages, particularly for buyers with strong credit and a sizeable down payment. Understanding the differences between VA loans and conventional loans is essential to choosing the financing that saves you the most money.

What Is a VA Loan?

A VA loan is a mortgage program guaranteed by the U.S. Department of Veterans Affairs. It is available to active-duty service members, veterans, National Guard and Reserve members, and eligible surviving spouses. The VA loan requires zero down payment, has no monthly mortgage insurance, and offers competitive interest rates. Private lenders issue the loans, but the VA guarantees a portion of them, which reduces risk for the lender and makes the terms more favorable for borrowers.

What Is a Conventional Loan?

A conventional loan is a mortgage that is not insured or guaranteed by the federal government. It conforms to guidelines set by Fannie Mae and Freddie Mac. Conventional loans typically require a down payment of at least 3% to 5%, and if your down payment is less than 20%, you will pay private mortgage insurance (PMI) until you build enough equity. Borrowers with excellent credit scores and larger down payments often find conventional loans offer the lowest overall cost.

Down Payment Comparison

The biggest difference between VA and conventional loans is the down payment. VA loans require $0 down. That means a family buying a $350,000 home in Round Rock or Cedar Park can get in with no money down, preserving their savings for moving costs, furniture, and emergency funds. A conventional loan on that same home would require at least $10,500 to $17,500 down, plus closing costs.

Mortgage Insurance

VA loans have no monthly mortgage insurance. Conventional loans require PMI when the down payment is less than 20%. PMI typically costs between 0.3% and 1.5% of the loan amount per year. On a $350,000 loan, that can add $100 to $400 per month to your payment. The VA loan's lack of mortgage insurance can save you thousands of dollars each year.

Credit Score Requirements

Conventional loans generally require a minimum credit score of 620 to 640, though the best rates go to borrowers with scores above 740. VA loans are more flexible, with many lenders accepting scores as low as 580 to 620. If you are rebuilding your credit after military service, the VA loan may be your most accessible path to homeownership.

Which One Should You Choose?

If you are an eligible veteran or service member and you want to preserve your cash, the VA loan is almost always the better choice. The zero down payment, no PMI, and competitive rates make it the most affordable path to homeownership. However, if you have excellent credit, a 20% down payment, and the home you want is in a competitive market, a conventional loan might offer a faster closing process and fewer appraisal hurdles. The best way to decide is to speak with a lender who understands both programs and can run the numbers for your specific situation.
