What Happens to Your Buying Power If Mortgage Rates Drop 1%?

A half-point headline can feel abstract. The dollar impact on your buying power is anything but.

"Rates are moving," the headlines say. A quarter point here, a half point there, a full point if you are lucky. To a buyer on the sidelines, that can feel abstract, like weather in another state. But a rate move is not abstract. It is dollars. A 1% change in the rate changes the loan you can support, the home you can buy, and the payment you write every month. Here is exactly how the math works, with clearly labeled examples and no promises.

What Buying Power Means

Buying power is simply the loan amount a fixed monthly payment can support. It moves inversely with the rate: when the rate goes up, the same payment supports a smaller loan, and when the rate goes down, the same payment supports a larger loan. That is the whole trick, and once you see the numbers, you will never look at a rate headline the same way again.

The 1% Scenario, By the Numbers

Let us start with a fixed monthly payment of about $2,000 for principal and interest. At 6.5%, that payment supports roughly a $316,000 loan. Drop the rate to 5.5%, keep the exact same $2,000 payment, and the same money supports roughly a $352,000 loan. That is about $36,000 more loan with zero change to your payment, and at a 20% down payment, roughly $45,000 more home. In buying power terms, that is about 11% more house for the same monthly dollar.

Example A: a $2,000/month principal and interest payment (rough estimates):

  • → At 6.5%: supports about a $316,000 loan
  • → At 5.5%: supports about a $352,000 loan
  • → That is about $36,000 more loan, or about $45,000 more home at 20% down

Now flip the lens and look at the payment instead of the loan. On a $300,000 loan, the monthly principal and interest payment at 6.5% is about $1,896. At 5.5%, it is about $1,703. That is roughly $193 less per month, or about $2,300 less per year, on the same home with the same loan.

Example B: a $300,000 loan (rough estimates):

  • → At 6.5%: payment about $1,896 per month
  • → At 5.5%: payment about $1,703 per month
  • → Roughly $193 less per month, or about $2,300 less per year

Both examples assume a 30-year fixed-rate mortgage and are labeled estimates, not quotes. Your rate, your lender, and your numbers will differ, but the direction of the math will not.

Why Everyone Waits, and Why That Backfires

Here is the part nobody likes to hear. When rates drop, demand rushes in, and that rush has a price. The same buyers who waited for a lower rate will arrive at the same moment, competing for the same homes. More competition tends to push prices up, which can quietly eat the very gain the rate drop created. A home that was $400,000 at 6.5% can become a $425,000 home at 5.5% under heavy bidding, and suddenly the better rate mostly paid for the higher price.

How to Win Either Way

Your Buying Power, Personalized

The examples above show the shape of the math, but your buying power is personal: your credit profile, your down payment, your target communities, and the rate a lender actually quotes you.
